Due diligence method
Every dossier follows the same ledger order: inspection first, then utilities, then road access, then documentation. Each line carries an inspector's initials, a verification date, and attached evidence.
Foundation, walls, roof, glazing and basement are photographed area by area. The inspector signs each line of the scorecard before it is filed.
Electricity, gas, water and sewerage are checked at the connection point, with the supplier and tariff noted next to each status.
Surface type, width and turning space are recorded, along with seasonal notes for dry, mud and snow conditions.
Ownership records, cadastral entries, permits and utility contracts are listed with a status and the date they were last verified.
